Job Description

We are seeking an experienced and driven Community Manager to lead the lease-up of a portfolio of 149 newly built single-family rental homes in Auburn, GA. This individual will play a critical role in achieving high leasing performance, maximizing occupancy, and ensuring smooth day-to-day operations. Essential Job Duties and Responsibilities

• Manage a community of single-family home rentals, 149 units.
• Responsible for the thorough knowledge, implementation and enforcement of all policies and procedures and ensuring through constant supervision and review that all personnel in all departments are operating within those regulations.
• Manage all Resident Relations, communication, and coordination of services
• Manage and report on:
• Lease Up, preleasing and oversight of home delivery
• Review of vacant inventory, rents/move in specials.
• Collections/delinquency
• Renewals and conversion frequency
• Assist in oversite of maintenance operations – warranty and non-warranty.
• Property Level A/P oversite for assigned homes
• Vendor communication
• Review/approval & support of invoices/expenses
• Property related issues, violations and complaints including but not limited to:
• Community Management
• Resident access to amenities, gate codes and all other community related issues/concern
• Task completion for Special Projects & Initiatives related to assigned portfolio of homes.
• Other job duties and responsibilities may also be assigned at any time based upon Company need

Skills & Specialized Knowledge

• Customer service oriented; strong communication, organizational and interpersonal skills
• Positive, can-do attitude with a commitment to excellence and achieving goals
• Working knowledge of property management software programs (e.g. Yardi, Rent Café, Docusign) and Microsoft Office Applications
• Ability to deal effectively with diverse situations
• Can effectively work independently and as a member of various teams and committees
• Ability to multi-task
• Exceptional analytical and problem-solving skills
• Upbeat personality and demeanor often in the midst of rapid paced environment
• Highly motivated, self-starter that requires minimal over-sight

Qualifications

• Minimum of 5 years single-family rental experience is preferred
• Real Estate License (or willing to get one)
• Working knowledge of Yardi and Microsoft Office Suite
