Title & Survey / Real Estate Due Diligence Attorney – Charlotte, NC or New York, NY
Compensation Range: $100,000 – $430,000, depending on experience and location
Non-partnership track opportunity
Direct Counsel is seeking an experienced Real Estate Due Diligence Attorney to join a nationally recognized Real Estate Finance practice in either Charlotte, NC or New York, NY.
This role is focused exclusively on title and survey review and real estate due diligence across a wide range of commercial real estate transactions. The ideal candidate will have 6+ years of relevant experience from a large law firm or title company environment.
Key Responsibilities:
Manage and coordinate all aspects of title & survey review across single-property and large portfolio transactions
Review title commitments, summarize exceptions, identify title defects, and finalize proformas and endorsements
Assist with flood due diligence and collaborate closely with deal attorneys to develop practical structuring solutions
Communicate directly with title companies, borrower’s counsel, and third-party providers to ensure timely delivery of diligence items
Review commercial leases and prepare lease abstracts
Analyze zoning reports, negotiate acceptable versions, and finalize key diligence items such as SNDAs, estoppels, and zoning reports
Supervise junior attorneys while remaining hands-on in the execution and quality control of deliverables
Qualifications:
At least 6 years of experience in title, survey, or real estate due diligence
Background in large law firm or title company is highly preferred
Strong organizational skills and the ability to manage multiple deadlines across complex transactions
Comfortable negotiating with counterparties even in a non-document drafting role
